ADGM Introduces Real Estate Advertising Permit to Tackle Fake Listings
The Abu Dhabi Global Market (ADGM) has launched a new real estate advertising permit service.
Requiring all property listings within its jurisdiction to obtain prior approval before publication. The move is designed to curb fake advertisements, strengthen regulatory oversight, and enhance investor protection.
According to ADGM, the initiative is part of its broader effort to improve governance and transparency in Abu Dhabi’s real estate sector. The system integrates with Madhmoun, the UAE’s first government-regulated Multiple Listing Service (MLS), ensuring that only verified property listings are published while unverified ones are filtered out.
Stronger Oversight for Property Advertising
The permit requirement applies to all property adverts within ADGM’s jurisdiction, which includes Al Maryah and Al Reem Islands. Industry professionals—brokers, developers, and landlords—will now be required to submit listings for approval via ADGM’s AccessRP platform before advertising them publicly.
By mandating this process, ADGM aims to create a more reliable property marketplace that protects both end-users and investors from misleading or fraudulent information.
This permit reinforces our mission to create a trusted ecosystem for real estate transactions. By ensuring advertising accuracy, we provide stronger protection to all stakeholders.
Boosting Investor Confidence
The introduction of the advertising permit is expected to bring significant benefits to Abu Dhabi’s real estate market by eliminating fake or duplicate listings that often mislead buyers and tenants, strengthening credibility for licensed brokers and developers, and boosting investor confidence through verified property data. It also aligns with the government’s wider strategy of promoting digital governance and transparency. A spokesperson for ADGM noted that the measure reflects the free zone’s ongoing commitment to regulatory innovation.
Collaboration with Key Authorities
The service has been launched in partnership with the Department of Municipalities and Transport (DMT) and the Abu Dhabi Real Estate Centre (ADREC). Both entities play a critical role in strengthening governance standards across Abu Dhabi’s property sector.
ADGM, which has operated as Abu Dhabi’s international financial centre since 2015, continues to expand its regulatory framework beyond financial services, introducing initiatives that increase confidence in real estate and other key industries.
The new permit could set the stage for broader adoption across Abu Dhabi and potentially the UAE, establishing a unified standard for real estate advertising. Industry experts believe that the integration with Madhmoun, alongside tighter approval processes, will not only protect consumers but also improve the reputation of developers and brokers operating in the market.
