Meraas expands Dubai Design District with canal-front homes, cultural quarters and green spaces, in design-led waterfront community

Meraas, a member of Dubai Holding Real Estate, has announced a significant expansion of the residential masterplan for Dubai Design District (d3), marking a new phase in the evolution of the creative-led community. The expanded masterplan will introduce canal-front living, cultural quarters, public green spaces, and pedestrian-oriented urban streets.

Spanning approximately 18 million square feet, the new masterplan is strategically positioned between Downtown Dubai and Dubai Creek, strengthening the district’s role as a mixed-use destination that blends residential living with design, culture, and innovation.

Pedestrian-First Connectivity and Sustainability

The expanded plan comprises five distinct zones, integrating residential buildings with boutique hospitality offerings, galleries, studios, and loft-style spaces. The addition of canal-front homes responds to growing demand from local and international buyers seeking waterfront lifestyles within centrally located communities.

Meraas stated that the residential expansion reflects increased market interest in design-focused neighbourhoods that offer walkability, public spaces, and proximity to key business and cultural districts.

A central feature of the masterplan is Design Line, a fully shaded, pedestrian-first spine designed to connect the entire district. The development prioritises walkability and urban connectivity, reducing reliance on vehicles while enhancing the overall public realm.

The master developer is targeting LEED Silver community certification, supported by sustainable mobility solutions, energy-efficient building design, and integration with surrounding natural landscapes. Visual corridors will link the district to Dubai Creek and the Ras Al Khor Wildlife Sanctuary, reinforcing environmental considerations within the urban framework.

The masterplan expansion builds on recent residential launches at Dubai Design District, including Atelis, a 280-unit waterfront tower, and The Edit, a three-tower development offering 557 design-led homes. These projects signal Meraas’ continued focus on residential growth within d3 while maintaining the district’s creative and cultural identity.

 

While financial details and development timelines have not been disclosed, the announcement positions Dubai Design District as an increasingly attractive option for end-users and investors seeking centrally located, waterfront-oriented communities.
