Danube Properties Acquires Major Land Parcel in Abu Dhabi’s KEZAD for Mixed-Use Development
Dubai-based Danube Properties has entered the Abu Dhabi real estate market with a significant land acquisition within KEZAD Town Centre.
AD Ports Group confirmed the sale of a one-million-square-metre freehold land plot to Danube Properties for AED 840 million (approximately $229 million). The site is located within KEZAD Town Centre, a large-scale masterplanned district being developed as part of KEZAD Abu Dhabi.
Mixed-Use Development Planned at KEZAD Town Centre
Danube Properties plans to develop a residential and mixed-use project on the newly acquired land. While detailed plans for the scheme have not yet been disclosed, the scale of the plot positions it among the most substantial private-sector developments announced within KEZAD Town Centre to date.
KEZAD Town Centre is envisioned as a residential and lifestyle destination designed to support the growing workforce and business ecosystem of KEZAD’s industrial and logistics clusters. The broader Town Centre masterplan spans approximately 16 square kilometres and is being delivered in phases.
Strategic Land Sale Supports KEZAD Expansion
The transaction represents the second major land sale within KEZAD Town Centre. In October 2025, AD Ports Group completed a AED 2.47 billion land deal with Mira Developments, which is set to deliver a mixed-use community within the same masterplan.
According to AD Ports Group, the latest transaction aligns with its land monetisation strategy and supports the accelerated development of KEZAD Town Centre. Proceeds from the sale will be collected over a four-year period, beginning with a 10 per cent down payment.
The structured payment plan is expected to contribute to the group’s ongoing efforts to strengthen liquidity, reduce leverage, and enhance overall financial flexibility.
Danube Expands Footprint Beyond Dubai
Danube Properties, a subsidiary of Danube Group, has delivered 20 residential projects to date, with a total of 40 developments launched across Dubai. The company’s remaining projects are currently under construction or in advanced development stages.
The KEZAD acquisition marks Danube’s entry into Abu Dhabi’s development landscape, reflecting growing developer confidence in emerging residential and mixed-use destinations beyond established urban centres.
Abu Dhabi’s Industrial-Led Communities Gain Momentum
The transaction highlights rising interest in integrated developments located near industrial, logistics, and employment hubs. As KEZAD continues to expand its economic footprint, residential and lifestyle communities within close proximity are increasingly positioned as long-term growth areas within Abu Dhabi’s real estate market.
With additional land releases expected as KEZAD Town Centre progresses, the district is emerging as a new focal point for large-scale mixed-use investment in the capital.
