Abu Dhabi Announces AED 2 Billion Transformation of Musaffah Industrial District
Abu Dhabi has initiated a major redevelopment program for Musaffah, allocating more than AED 2 billion to modernize one of the emirate’s most important industrial and commercial zones.
The project, led by the Department of Municipalities and Transport (DMT) in collaboration with KEZAD Group and other strategic partners, aims to reposition Musaffah as a smart, sustainable, and globally competitive industrial hub.
The initiative reflects Abu Dhabi’s long-term economic vision, focusing on infrastructure enhancement, investment attraction, and improved quality of life within key business districts.
Strategic Waterfront and Urban Enhancements
The first phase of the master study focuses on revitalizing Musaffah’s waterfront areas. Plans include the introduction of landscaped green zones, upgraded public spaces, and modern urban design elements that maintain the district’s industrial identity while elevating its visual appeal.
Authorities are working to balance modernization with preservation, ensuring Musaffah retains its character as a core industrial zone while transitioning toward a more structured and environmentally conscious urban model.
Infrastructure and Road Network Upgrades
A central component of the redevelopment involves large-scale infrastructure improvements across the Musaffah Industrial Area (ICAD 1). The project will upgrade roads, street lighting systems, drainage networks, and wastewater infrastructure, particularly within key zones such as M20 and M25.
Major transport corridors will also undergo significant enhancements. Improvements to the Musaffah–Al Ain Road (E30) and Street 8 are designed to ease congestion, increase capacity, and facilitate smoother movement of commercial vehicles. Two additional bridges connecting Musaffah to Mohammed Bin Zayed City are planned to further strengthen connectivity.
These upgrades are expected to improve logistics efficiency and support industrial expansion across the area.
The redevelopment strategy integrates smart urban planning solutions and environmentally responsible design practices. The project includes the adoption of advanced traffic management systems, improved logistics frameworks, and infrastructure designed to reduce carbon emissions.
A dedicated land and maritime testing zone for smart mobility solutions is also part of the broader plan, positioning Musaffah as a forward-looking industrial ecosystem that aligns with emerging transportation technologies.
Alongside physical upgrades, authorities have intensified inspection campaigns and awareness initiatives targeting businesses and residents. These efforts aim to ensure regulatory compliance, improve cleanliness standards, address environmental concerns, and manage overcrowding in accordance with municipal guidelines.
The combined approach of enforcement and infrastructure investment is intended to elevate Musaffah’s overall operational standards and reinforce its long-term investment appeal.
Major road and intersection improvements are scheduled for completion by the fourth quarter of 2026. Once delivered, the project will significantly enhance the functionality and competitiveness of Musaffah as an industrial and commercial destination.
The redevelopment aligns with Abu Dhabi Vision 2030, supporting economic diversification, sustainable infrastructure growth, and the creation of integrated working environments that attract both local and international investors.
With strategic investment, smart planning, and strong institutional coordination, Musaffah is set to enter a new phase of development strengthening its role as a vital pillar of Abu Dhabi’s industrial economy for years to come.
