Al Reem Island Sales Triple as Prices Surge 45% | Abu Dhabi Market Update

Abu Dhabi’s off-plan property sector reached unprecedented levels in 2025, with new data from MERED highlighting a sharp rise in both transaction volume and pricing across the capital.

Total off-plan sales climbed to 1.17 million square metres during the year, almost doubling 2024 figures and surpassing the combined total recorded over the previous three years. The performance underscores growing investor confidence and sustained demand for new residential launches in key districts.

At the centre of this expansion is Al Reem Island, which emerged as the strongest-performing location in the emirate. Sales volume on the island surged from 94,000 square metres in 2024 to 284,000 square metres in 2025, representing more than threefold growth year-on-year. The district accounted for approximately 24% of Abu Dhabi’s total off-plan sales volume, making it the leading contributor to the capital’s record-breaking year.

Price growth mirrored the spike in demand. Al Reem Island recorded the highest annual increase in the emirate, with average prices rising by 45% compared to the previous year. This significant jump played a central role in pushing overall off-plan prices across Abu Dhabi up by 16% in 2025. The increase was supported by the launch of higher-specification projects and a stronger focus on premium waterfront developments, attracting both regional and international buyers.

Al Reem Island Leads Abu Dhabi with 45% Price Growth in 2025

According to MERED’s analysis, 2025 was characterised by strong performance in the premium residential segment. Al Reem Island alone accounted for 16 out of the 52 new project launches recorded across Abu Dhabi during the year, reinforcing its position as the capital’s most dynamic development hub. The island’s combination of waterfront living, integrated infrastructure, and proximity to key commercial zones continues to appeal to investors seeking long-term value.

Among the flagship launches contributing to this growth is Riviera Residences by MERED, a waterfront project designed to deliver a refined lifestyle experience. The development includes more than 450 apartments in its first phase alongside a limited collection of villas, including sky villas, ocean villas, and a penthouse. Amenities are structured around resort-style living, featuring swimming pools, sports facilities, landscaped areas, and a promenade that enhances the island’s walkable character.

 

Integrated within the framework of the Abu Dhabi Global Market (ADGM), Al Reem Island has matured into a fully established residential and commercial destination. Its modern skyline, waterfront promenades, and mix of residential, retail, and office spaces position it as one of the capital’s most desirable addresses. The area’s continued infrastructure upgrades and steady project pipeline have further strengthened its appeal.

The broader Abu Dhabi property market benefited from solid fundamentals in 2025, including sustained population growth, expanding economic activity, and increasing interest from overseas investors. With premium developments leading the cycle and transaction activity maintaining momentum, the emirate’s off-plan segment has demonstrated resilience and maturity.

Looking ahead, the trajectory of Al Reem Island suggests continued activity in the coming years. With a growing inventory of high-quality projects and strong absorption rates, the district remains a key benchmark for measuring Abu Dhabi’s residential market performance.
