Jubail Island Delivers Over 1,000 Homes in Abu Dhabi

Jubail Island has reached a major milestone with more than 1,000 homes now completed and handed over to residents. The achievement reflects not only construction progress but also the rapid transformation of one of Abu Dhabi’s most nature-focused residential destinations.

Set within approximately 40 million square metres of protected mangrove landscape, the island is being developed by LEAD Development under Jubail Island Investment Company as a low-density master-planned community. The concept combines luxury living with nature, wellness, and outdoor experiences a positioning that continues to attract end-users and long-term investors.

Located between Yas Island and Saadiyat Island, Jubail Island sits within one of Abu Dhabi’s fastest-growing residential corridors. The community is also around 15 minutes from Zayed International Airport, enhancing its appeal for residents who prioritize accessibility.

A “Live, Work, and Play” Master-Planned Community

Beyond residential delivery, Jubail Island is evolving into a fully integrated lifestyle destination built around a “live, work, and play” philosophy. The masterplan connects amenities through pedestrian walkways and cycling paths, encouraging outdoor living and community interaction.

The island features six villages:

  • Marfaa Al Jubail
  • Nad Al Dhabi
  • Seef Al Jubail
  • Souk Al Jubail
  • Ain Al Maha
  • Bada Al Jubail

Each village is designed with its own identity while remaining connected to retail, leisure, and community spaces.

At the heart of the development lies Jubail Mangrove Park, Abu Dhabi’s first dedicated mangrove ecotourism destination. The park offers scenic boardwalks, kayaking experiences, and educational programmes that highlight the ecological importance of coastal habitats.

The low-density design ensures that only about 20% of the island is developed, preserving the surrounding mangrove ecosystem. Residents benefit from more than 1.2 million square metres of parks and open spaces, making Jubail Island one of the greenest residential communities in Abu Dhabi.

Community life continues to strengthen with four themed community centres planned across the island. Upcoming educational facilities will further enhance its family-friendly positioning, including Gordonstoun School, scheduled to open in Q3 2026, and the Redwood Centre of Excellence nursery.

A Milestone for Abu Dhabi’s Premium Villa Market

According to Engineer Abdualla Al Shamsi, the delivery of more than 1,000 homes marks a significant step in the island’s vision. The development has been carefully planned with a focus on preserving nature while creating a high-quality residential environment.

With continued infrastructure rollout, expanding amenities, and limited development density, Jubail Island is positioning itself as one of Abu Dhabi’s most exclusive waterfront communities offering both lifestyle value for residents and strong long-term potential for investors.

When searching for property in Abu Dhabi, it helps to check travel time during school hours. A short drive during the day can become longer during morning traffic. Also, communities with multiple access roads can significantly reduce daily commute stress.
