Transaction volumes soared to 91,900–98,600 deals, marking a 23–40% year‑on‑year increase.

Off‑plan properties accounted for around 59% of all sales, highlighting robust demand for developer launches with flexible terms and incentives.

Meanwhile, secondary-market activity surged significantly, especially for villas and townhouses, where values increased by up to 49% year‑on‑year outpacing off-plan price growth by a wide margin.

Neighborhoods and Asset Classes Driving Growth

Villa and townhouse communities led the way, registering transaction values up to AED 66 billion in Q2 alone Key areas such as Emirates Hills (+45%), Jumeirah Golf Estates (+19%), Dubai Hills Estate (+18%) saw some of the most notable price growth.

For apartments, suburbs like Dubai South, DAMAC Hills 2, Silicon Oasis, JVC, Downtown Dubai posted gains between 7% and 14% depending on the class and location.

Approximately 59,000 new investors entered Dubai’s real estate market in H1 2025, signaling renewed global confidence and appetite for the city’s real assets.

Investor sentiment is further buoyed by rental yields of 7–11% in areas like International City, Dubai Investment Park, Discovery Gardens, and Sports City which remain especially appealing to yield-seeking buyers.
